“Alert in the real estate market.”

The price of housing could increase significantly in five years.

Developers warn about the concerning shortage of labor, which is driving up costs and making it difficult for young people to access housing.

According to the Spanish Association of Developers and Constructors (APCE), the lack of housing supply is a serious problem that, if not resolved, will lead to a disproportionate increase in prices over the next five years. The president of APCE, Juan Antonio Gómez-Pintado, has been warning about this situation for a decade and points out that concern has reached critical levels due to the difficulty young people face in accessing housing.

Obsolescence and restrictions of urban planning regulations are cited as factors hindering the obtaining of quick licenses for construction, as well as the industrialization of construction processes. Gómez-Pintado highlights the need for a review of these regulations to streamline procedures and promote industrialization, which could help mitigate the problem.

The president of APCE also warns that, if the shortage of labor in the construction sector is not addressed, prices could reach levels similar to those in other major European cities such as Milan, Rome, or Paris.

To address these challenges, Gómez-Pintado proposes the industrialization of construction processes as a viable solution. However, he points out that this requires greater installed capacity and faces financial barriers that must be overcome.

Regarding legislative solutions, Gómez-Pintado advocates for reforms that allow financing of certifications for industrialized works and greater flexibility in mortgage and ECO regulations.

To ensure equitable access to housing, the president of APCE emphasizes the importance of legal certainty in urban planning and adequate production of final land to prevent price escalations.

In relation to the government’s plan to bring 183,000 affordable homes to the market, Gómez-Pintado emphasizes the need for efficient management and public-private collaboration from the outset of the project to ensure its viability and avoid deserted tenders as occurred in Andalusia.
